Hyderabad Metro Phase 2 could change how people travel across the city. The plan adds 76.4 km of track over five main routes. Its estimated cost is ₹24,269 crore.
The new routes aim to link key home and job hubs. These include Kokapet and Neopolis, the Old City and Rajiv Gandhi International Airport.
The target year is 2029. If the work stays on plan, the new lines could ease daily trips. They may also shape demand in the city's housing market.
What Are the 5 Corridors Under Hyderabad Metro Phase 2?
The proposed expansion includes five corridors:
- Nagole to Shamshabad Airport: 36.8 km. This route would link east Hyderabad with RGIA.
- Raidurg to Kokapet Neopolis: 11.6 km. It would take the metro towards the Financial District and Kokapet.
- MGBS to Chandrayangutta: 7.5 km. This route would bring the metro to the Old City.
- Miyapur to Patancheru: 13.4 km. It would serve home and work hubs in the northwest.
- LB Nagar to Hayat Nagar: 7.1 km. This route would improve links in the east.
The airport route is expected to come first. It would give east Hyderabad a better public link to the airport.
How Will Hyderabad Metro Phase 2 Be Funded?
The proposed ₹24,269 crore cost is split as follows:
- Central Government: ₹4,230 crore (18%)
- Telangana Government: ₹7,313 crore (30%)
- Multilateral Loans: ₹11,693 crore (48%)
- Public-Private Partnership: ₹1,033 crore (4%)
The new lines would add to the city's current metro network, which covers about 69 km.
How Could Hyderabad Metro Phase 2 Impact Property Prices?
Metro access can help housing demand. It can make daily travel easier and reduce the need to use a car.
The planned Raidurg–Kokapet Neopolis route matters most to West Hyderabad. Many high-end homes are being built around Kokapet, Neopolis and the Financial District.
Better links may also draw more buyers to Patancheru and Hayat Nagar.
But a metro line does not promise a rise in home prices. Results depend on station sites, build dates, local transport and the number of homes for sale.
Buyers should weigh metro access with the price, the builder's record and long-term growth plans.
What Does This Mean for Hyderabad Homebuyers?
Hyderabad Metro Phase 2 would bring public rail to more parts of the city.
If you plan to buy in Kokapet, Patancheru or Hayat Nagar, add the route plan to your checks. Do the same for homes near the other planned lines.
